We fill in the workbook for you

Send us what your association owns and what is in the bank. We return the completed 30-year plan and a board summary within 3 business days. $249, and the workbook is yours to keep and update.

What you send

  • Number of units, your reserve balance, and what you contribute to reserves each year.
  • Your components: what each one is, what it costs to replace, and when it was installed or how many years it has left.
  • Any contractor quotes or past invoices you have. A photo or scan is fine.

What you get back

  • The full Reserve Study Kit workbook, filled in with your association's numbers.
  • A one-page summary for the board: percent funded, the years you run short, and the contribution that fixes it.
  • A short list of anything we had to assume, so you can correct it.
  • One round of changes after you review it.

What this is not

  • We do not visit or inspect your property.
  • We do not price your components. The costs come from you. Where you have no figure, we leave the cell marked for you to fill in.
  • It is not a professional reserve study. If your state requires a credentialed preparer, this does not replace one. Check your state.

How to order

Email us your details. We reply with any questions and a PayPal invoice for $249. The 3 business days start when the invoice is paid and we have what we need. If we can't do the job with what you have, we tell you before you pay.
