How it works
Each component's cost grows with inflation until the year it is replaced, then it is scheduled again one useful life later. Each year's balance is last year's balance plus your contribution and interest, minus whatever falls due. The recommended contribution is the lowest first-year amount, rising by your yearly increase, that never lets the balance drop below your minimum. The example shown is a 48-unit association. Replace it with your own numbers. This is a planning tool, not a professional reserve study; check what your state requires.
