Nevada HOA reserve study requirements

Who it applies to
Common-interest communities.
How often
A study of the reserves at least once every five years. The board must review the results and adjust the funding plan at least once a year.
Who can prepare it
A person holding a permit issued under NRS chapter 116A. The one exception is a community of 20 or fewer units in a county with a population under 55,000, where the board may choose anyone it deems qualified.
What it must contain
A summary of an inspection of the major components, components with under 30 years of remaining life, their remaining life and cost, and the assessment and funding plan needed. A summary goes to the state within 45 days of adoption.

Can a board do its own reserve study in Nevada?

Outside preparer required

The five-year study must come from a permitted reserve study specialist, so the workbook cannot replace it for most Nevada associations. It can help the board with the yearly review and funding adjustments the statute also requires.
