Who it applies to
Owners associations of planned communities. Condominiums are covered by a separate chapter.
How often
Every year, as part of the annual budget. The statute does not name a reserve study or set an interval for one.
Who can prepare it
The statute does not name a preparer. The duty falls on the board.
What it must contain
The budget must include reserves "adequate to repair and replace major capital items in the normal course of operations without the necessity of special assessments". Owners holding a majority of the voting power may waive this in writing each year.
