Utah HOA reserve study requirements

Who it applies to
Associations under the Community Association Act, unless the governing documents say otherwise. Condominiums are covered by a separate act.
How often
A reserve analysis at least every six years, reviewed and updated if needed at least every three years.
Who can prepare it
The board "may conduct a reserve analysis itself" or hire a reliable person or organization.
What it must contain
Components needing reserve funds, their probable remaining life, the cost to repair or replace them, the annual contribution needed, and a funding plan. Owners must get a summary each year.

Can a board do its own reserve study in Utah?

Utah's statute expressly lets the board conduct the reserve analysis itself. The workbook produces the component list, remaining lives, costs, annual contribution and funding plan the statute lists.
